Overview
Jebel Sifah is a resort community on a sheltered stretch of coast south-east of Muscat, where the Hajar mountains run straight down to the water. The Mountain Villas occupy the higher ground above the marina, so each house looks across the bay with the ridgeline behind it.
Villas range from three-bedroom homes of around 300 m² to five-bedroom residences of up to 650 m², each on its own plot with a private pool, terrace and garden. Open-plan living, a separate majlis and staff quarters run across the range; larger plots and corner positions are released in limited numbers.
This is a second-home and lifestyle market rather than a city one. Owners use the villas for weekends and holidays, let them through the resort’s rental programme in between, and hold them as freehold assets inside an approved tourism complex.

Living at Jebel Sifah
Jebel Sifah brings a marina, golf, hotels, a beach and lagoons together in a single master plan managed by Muriya, an Orascom Development company. It is around 45 minutes’ drive from central Muscat on the coastal road, which keeps it quiet without being remote, and the resort hotels keep restaurants and services open year-round.

Ownership and residency
Jebel Sifah is a designated Integrated Tourism Complex, so villas here can be owned freehold by buyers of any nationality, with title registered in your name. Ownership of a qualifying ITC property may also support an application for Omani residency for you and your immediate family; the criteria depend on the unit and the programme in force, and we confirm your position in writing before you commit to anything.
