Hawana Salalah: the overview
Hawana Salalah is the largest resort community in southern Oman, laid out by Muriya, an Orascom Development company, along a long sandy beach outside Salalah in Dhofar. It brings a marina, a network of lagoons, several resort hotels, a water park and a town centre together in one masterplan, with apartments, townhouses and villas along the water. What makes it unlike anywhere else on the peninsula is the climate: from June to September the khareef monsoon turns the Dhofar hills green and cool while the rest of the Gulf is at its hottest, and visitors arrive from across the region.
For buyers that means a second-home market with a summer season, a different rhythm from Muscat, and a lower price per square metre than the capital’s coast. This guide covers the resort, the homes, the khareef and its effect on letting, residency, and how Salalah fits into a wider Oman plan.

The khareef and what it means for owners
Salalah’s monsoon reverses the Gulf calendar. From late June to early September the coast is misty, green and twenty degrees cooler than Muscat or Dubai, and the region fills with visitors; hotels and rentals run at their highest occupancy of the year. October to April is dry and pleasant, the second season; May and early June are hot. For an owner this means a holiday-let home can earn through the summer when Muscat and the northern resorts are quiet, and a retiree can escape the peninsula’s hottest months without leaving Oman.
Rental programme and yields
Owners can place homes in the resort’s managed rental programme, furnished to its standard and marketed with the hotels, or let privately through an agent. Demand peaks in the khareef and over Gulf holidays and is steadier through the winter than in the north. We provide programme terms and recent occupancy for the home type you are considering rather than a headline yield. See rental and leasing and property management.
Residency through a Hawana Salalah home
As an integrated tourism complex, Hawana Salalah supports the sponsor-free Owner Visa under ROP Decision 87/2026 once a home is registered in your name, with spouse and first-degree relatives included; off-plan phases support a one-year multiple-entry visa during construction. Larger villas above OMR 250,000 and OMR 500,000 reach the five- and ten-year Investor Residency tiers. Retirees should read retiring in Oman; details in residency by property.
Living in Salalah
Salalah is Oman’s second city, with its own international airport, hospitals, schools, souqs and a slower pace than the capital. The resort is a short drive from the city centre and the airport. Daily life for residents runs through the resort’s hotels, marina village and town centre; the city provides the rest. Flights to Muscat take ninety minutes and seasonal direct flights link Salalah with the Gulf during the khareef.
Costs
Service charges fund the resort’s public realm, beach, lagoons and security; villa upkeep, programme fees and utilities follow. Prices per square metre sit below the Muscat coast, which is part of the appeal for buyers who want the sea rather than the capital. No annual property tax applies. See fees and ongoing costs.
Hawana Salalah versus the Muscat resorts
Jebel Sifah and Muscat Bay are a drive from the capital and share its calendar; Hawana Salalah is a flight away and has the summer season to itself. Buyers who live or work in Muscat and want weekends choose the north; buyers who want a distinct climate, a summer let and lower entry prices choose Salalah. Some hold one of each.
