Al Mouj Muscat: the overview

Al Mouj, "the wave", is the community against which every other freehold address in Oman is measured. Laid out along six kilometres of coast on the western edge of the capital, next to Muscat International Airport, it combines a 400-berth marina, an 18-hole links golf course, beaches and a beach club, hotels, and The Walk, a waterfront promenade of restaurants, cafés and shops that is as busy with Omani families on a Friday evening as with residents. It was the first integrated tourism complex to reach critical mass and it remains the most liquid.

For a buyer it offers the widest choice of finished homes in the country, from one-bedroom apartments on The Walk to golf and lagoon villas, in a community that is professionally managed and fully run-in. This guide covers the neighbourhoods inside Al Mouj, the types and what they are for, schools and daily life, the rental market, residency and the checks that matter on a resale.

Position inside Al Mouj drives price as much as size: walkable to The Walk, a sea view, or a fairway frontage each carry a premium that holds on resale.

Property types and who buys them

Apartments

One- to three-bedroom apartments and penthouses, ready and off-plan. The entry point and the most liquid resale and rental units in Oman. See apartments for sale in Oman.

Townhouses

Three- and four-bedroom terraces with small gardens, popular with families who want a door to the street at less than villa pricing.

Villas

Golf-front and lagoon villas with private pools, the top of the Al Mouj market and the homes that reach the Investor Residency tiers. See villas and townhouses.

New phases

Releases such as the Marina Residences bring staged payments and first choice of position to a community that is otherwise mostly resale.

Daily life: schools, shops and getting around

Al Mouj is the most self-contained address in Muscat. Supermarkets, pharmacies, clinics, gyms, a cinema and dozens of restaurants sit inside the community; the airport is ten to fifteen minutes away; the international schools in the western half of the city are a short drive; and the business districts along the expressway are twenty to thirty minutes depending on the hour. The community is walkable and cycle-friendly by Gulf standards, with the promenade, the beach and the golf club connected by paths. Residents who work in the city commute; residents who work remotely rarely leave.

Buying in Al Mouj: resale and new phases

Most Al Mouj purchases are resales, which means a known view, a known building and a four-to-eight-week completion. We check title, outstanding service charges, the building’s accounts and reserve fund, and the condition of plant and terraces before you reserve; Al Mouj’s oldest buildings are now more than a decade old and maintenance history varies. New phases are sold off-plan by the master developer with staged payments into escrow and the usual completion-date protections. See ready-to-move property and off-plan property.

Rental market and yields

Al Mouj has the strongest letting market in Oman: short lets to visitors and crews, corporate lets to professionals near the airport, and annual family lets in the townhouses and villas. One- and two-bedroom apartments on or near The Walk let fastest and command the highest rent per square metre. Short letting is subject to the community’s rules and registration requirements, which we handle through our property management service. We provide current asking rents for comparable units with every shortlist rather than a headline yield. See rental and leasing.

Residency through an Al Mouj home

Al Mouj is an integrated tourism complex, so a completed home registered in your name supports the sponsor-free Owner Visa under ROP Decision 87/2026, with spouse and first-degree relatives included. An off-plan unit in a new phase supports a one-year multiple-entry visa during construction and the Owner Visa on completion. Villas and larger homes at OMR 250,000 and OMR 500,000 reach the five- and ten-year Investor Residency tiers; Al Mouj has more homes above those lines than any other community. See residency by property and the Investor Residency Programme.

Service charges and running costs

Al Mouj charges a community service fee that funds security, landscaping, the beach and public realm, plus a building charge in apartment blocks for lifts, pools and common areas; marina-front and amenity-rich buildings cost more to run than garden blocks. There is no annual property tax. We put the exact schedule for any unit in front of you before reservation. See fees and ongoing costs.

Al Mouj versus the alternatives

Against Muscat Hills, Al Mouj is livelier, more expensive and more liquid; Muscat Hills is quieter and family-first. Against Sultan Haitham City, Al Mouj is finished, coastal and costlier; the new city is cheaper, inland and offers the 30% residency rule. Against Muscat Bay and Jebel Sifah, Al Mouj is a place to live year-round; the resorts are places to escape to. Many clients end up with one of each.
