- Most of our clients complete without a trip, or with a single short visit
- Live video viewings from the unit and the community
- Limited power of attorney for registration and handover
- Documents, attestation and timing handled in sequence
Can you really buy in Oman without visiting?
Yes, and most of our clients do. Oman’s process is document-led: reservation, a sale agreement, payments into a developer’s escrow account or on transfer, and registration at the Ministry, all of which can be executed remotely with a notarised and attested power of attorney for the steps that require a signature in Oman. Viewings happen by live video; questions are answered on calls across time zones; and our adviser stands in the unit at handover.
Many buyers still choose one short visit, usually at the shortlist stage, because seeing a community settles the decision. This page sets out the remote route end to end, the documents it needs, the timings, and the points where being on the ground helps.
The remote purchase, step by step
- Brief and shortlistBy call or form; a shortlist with plans, prices and payment terms within one working day.
- Live video viewingOur adviser walks the unit, the building and the community on a scheduled call; recordings are provided.
- ReservationReservation form and passport copy by email; booking payment by international transfer into the project escrow account or the lawyer’s client account.
- Power of attorneyA limited power of attorney for registration and handover, signed before a notary, attested at the Omani embassy or consulate and at the Ministry of Foreign Affairs in Oman.
- Sale agreementReviewed by your Omani lawyer; signed remotely where the developer permits, or by your attorney.
- PaymentsInstalments into escrow on the plan, or the balance on transfer for a ready home.
- Registration and handoverTitle registered in your name by your attorney; snagging and keys handled by our team.
- ResidencyOwner Visa application on registration, or at 30% paid in Sultan Haitham City, through a licensed partner.
Documents you will need
- Valid passport, and residence card if you live in a GCC state
- Proof of address and contact details
- Source-of-funds confirmation for the lawyer’s and bank’s compliance checks
- Notarised and attested power of attorney (we provide the wording)
- For family residency: marriage and birth certificates, attested
- For company purchases: incorporation documents and authorised-signatory evidence
We sequence the attestations so nothing is done twice. Your lawyer’s compliance checks on identity and source of funds are standard and apply to every buyer; see legal and transaction support.
Paying from abroad
Purchase payments are made by international bank transfer into the project’s escrow account for off-plan homes or into your lawyer’s client account for a resale, with the reference details supplied in writing by the developer or lawyer, never by email alone. Payments in Omani rials or US dollars are routine; your bank handles the conversion. We do not advise on exchange control or remittance rules in your home country; your own bank and adviser do, and we ask about it only as a qualification question so that timelines are realistic. See bank account support for opening an Omani account at completion.
Where a visit helps
Three points benefit from being in Oman: the shortlist stage, when two days on the ground settle the community choice; signing, where a developer requires a wet signature and a visit is quicker than attestation; and handover of a villa, where you may want to see the house before accepting it. None is essential. Our adviser covers each remotely, and many clients first see their home at handover.
Buyers by country
Gulf-based buyers (UAE, Saudi Arabia, Qatar, Bahrain, Kuwait)
An hour or two away; most visit once. GCC residence cards simplify banking and attestation, and Omani embassies in each state handle powers of attorney.
United Kingdom, United States and Canada
Fully remote purchases are the norm. Time zones are managed with scheduled calls; attestation runs through the Omani embassy in London, Washington or Ottawa.
Pakistan and India
Large, established communities in Oman, direct flights and Urdu- and Hindi-speaking advisers. Attestation through the Omani embassy in Islamabad or New Delhi and their consulates; we provide the checklist.
Timelines
| Step | Typical time |
|---|---|
| Shortlist | One working day |
| Video viewing | Within a week of shortlist |
| Reservation to signed agreement | Two to four weeks, driven by attestation |
| Ready home: agreement to registration | Four to eight weeks |
| Off-plan: payment plan | Through construction; title at completion |
| Owner Visa after registration | Per Royal Oman Police processing |
Risks specific to remote buying, and how we close them
- Payment fraud: bank details confirmed by phone with the lawyer or developer, never acted on from an email
- Misdescription: video walk-throughs recorded; specification schedule in the agreement
- Attestation delays: sequenced checklist and embassy appointments booked early
- Handover defects: independent snagging by our team before acceptance
- Residency assumptions: route and thresholds confirmed in writing before reservation
