Owning from abroad without the worry

A home in Oman that you are not living in needs someone in Oman. Air-conditioning plant, water heaters, pumps and pools do not forgive a summer of neglect; service charges and utilities fall due whether you are there or not; and a tenant or a holiday guest needs a response within hours. Our management service is the single point of contact that handles all of it, with a named manager and a monthly report you can read on a phone.

We manage apartments and villas in Al Mouj, Muscat Hills, Muscat Bay, Jebel Sifah, Hawana Salalah and, from handover, Sultan Haitham City, for owners based across the Gulf, the United Kingdom, North America, Pakistan and India.

Villas and apartments: different needs

An apartment’s building handles the envelope, lifts and common plant, so management focuses on the unit’s systems, the tenant and the bills. A villa is a small estate: pool chemistry and pumps, garden irrigation, external paint and roof condition, larger air-conditioning plant and, in resort communities, exterior standards the community enforces. Villa management therefore runs on a higher inspection frequency and a contractor roster for pool and garden; see villas and townhouses.

How it works

  1. OnboardingInventory and condition report, keys, utility and community accounts transferred or registered, float account set up.
  2. ScheduleInspection calendar, servicing contracts and a maintenance budget agreed.
  3. RunningIssues handled as they arise within approval limits you set; anything above them comes to you with a quote.
  4. ReportingMonthly statement and photos; an annual review of costs and the home’s condition.
  5. ChangesLetting, furnishing or sale handled by the same team when you decide.

Fees

Management is charged as a fixed monthly fee for an unlet home or a percentage of rent for a let one, with the schedule published and agreed before onboarding. Contractor costs are passed through at cost against quotes you approve; there are no mark-ups on repairs. The float account is reconciled monthly and visible in your report. See fees and ongoing costs.

Combining management with letting

Most managed homes are let for part or all of the year. Our rental and leasing service finds and vets tenants, prepares and registers contracts, collects rent and handles deposits, while the management side keeps the home in condition between and during tenancies. In the resort communities we also interface with the operator’s holiday-let programme on your behalf.

Preparing a home for management

  • Inventory and condition report at onboarding, with photographs
  • Utility and community accounts in your name or managed under mandate
  • Spare keys, access cards and alarm codes lodged securely
  • Insurance in place for building contents and liability
  • A maintenance budget and approval limits agreed
  • Contact preferences and reporting format set
