- Spouse and first-degree relatives on the Owner Visa
- Spouse, children and dependent parents on the Investor tiers
- Relaxed age conditions for dependants since June 2026
- Attested marriage and birth certificates are the critical path
Family residency: the overview
Most of our clients buy for a household, not an individual, so who can join you matters as much as whether you qualify. Oman’s property and investor routes are family routes: the Owner Visa extends to spouse and first-degree relatives, the Investor Residency to spouse, children and dependent parents, and the 2026 amendments widened sponsorship categories and relaxed some age-related conditions for dependants of owners and investors. In Sultan Haitham City the price line of OMR 50,000 decides whether the family is included at the 30% stage.
The practical work is paperwork. Marriage and birth certificates must be attested for use in Oman, and each family member needs a medical and biometrics on arrival. Start the attestations when you reserve, not when you complete.

The OMR 50,000 line in Sultan Haitham City
Under the September 2025 decision, a home priced at OMR 50,000 or below supports residency for the buyer only at the 30% stage; above OMR 50,000 it supports the buyer with spouse and first-degree relatives. A unit at OMR 49,000 covers one person; at OMR 55,000 it covers the family. If your household needs residency, the price line is the first filter on the shortlist, and we mark it on every unit. See Hay Al Wafa.
Documents and attestation
- Marriage certificate, attested by the issuing country’s authorities, the Omani embassy there and the Ministry of Foreign Affairs in Oman
- Birth certificates for children, attested the same way
- Passports for every family member with sufficient validity
- The principal’s residence permit, title deed or payment certificate
- Photographs; medical examination and biometrics for each member in Oman
- For dependent parents: evidence of dependency where required
Attestation can take weeks and a single missing stamp holds up the whole family’s file. We sequence it with the purchase so documents are ready when eligibility arrives.
How the family application runs
- Principal firstThe owner or investor obtains their own permit, or the family files alongside where the route allows.
- Family visasApplications for each dependant on the principal’s status, with attested documents and fees.
- Entry and medicalEach member enters within the visa’s validity, completes a medical and biometrics in Oman.
- Residence cardsIssued for each dependant, following the principal’s term.
- RenewalDependants renew with the principal; changes in status reported.
Schools, healthcare and settling in
Residence cards let children enrol in Oman’s international schools, which include British, American, Indian and Pakistani curricula, most of them in the western half of Muscat near Al Mouj, Muscat Hills and Sultan Haitham City. Healthcare combines a strong public system with private hospitals that most expatriate families use, usually with private insurance. See property in Muscat for the geography and bank account support for family banking.
Fees and timing
Fees for family visas and residence cards are published by the Royal Oman Police and are modest per person; the Investor tiers carry their own published fees. Processing follows the authorities’ timelines and varies by season; attestation is almost always the longest step and the one you control.
What ends a dependant’s permit
Dependants’ permits follow the principal’s: if the property is sold or the qualifying investment withdrawn, the family’s status ends with the owner’s. Children who reach adulthood may need their own route unless the relaxed conditions apply; we review this at each renewal. See residency by property.
