Why buy a ready home in Oman
A ready home is the simplest purchase in the market: you see exactly what you are buying, the building and the community are finished and run-in, the title exists, and the time from reservation to keys is measured in weeks. For a family relocating on a date, or an investor who wants rent from the first month, it is usually the right answer. The price per square metre is higher than off-plan in the same community, because you are paying for certainty and for the years of appreciation the first owner carried.
Ready stock is mostly resale in the established communities, plus the last units of completed phases sold by developers. This page covers where it is, how a resale purchase works and how long it takes, what the Owner Visa needs, and the checks a finished home requires that an off-plan one does not.
Where ready homes are available

| Muscat Bay | Developer completions and resale | Resort apartments and villas | Second-home and lifestyle buyers |
| Barr Al Jissah | Limited resale | Hillside and beach villas | Lifestyle buyers |
| Jebel Sifah | Completed phases and resale | Marina apartments, golf and mountain villas | Second-home buyers; holiday-let investors |

Ready versus off-plan: the honest comparison
| Ready to move | Off-plan | |
|---|---|---|
| Price per m² | Higher: you pay for a finished product in a finished community | Lower: launch and construction-phase pricing |
| Payment | In full on transfer; bank finance possible | Staged instalments into escrow |
| Time to use | Four to eight weeks | Construction period, often two to four years |
| Residency | Owner Visa once title is registered | Sultan Haitham City: eligible at 30% paid; elsewhere on completion |
| Risk | Condition and building management; priced in | Delay and developer execution |
| Income | From the first month | From handover |

Residency on a ready home
A ready home gives the fastest route to a residence permit outside Sultan Haitham City: once title is registered in your name, you obtain the Owner Visa and residence permit without a sponsor under ROP Decision 87/2026, with spouse and first-degree relatives added. A completed villa or apartment at OMR 250,000 or OMR 500,000 supports the five- and ten-year Investor Residency tiers. Because the unit already exists, there is no waiting on construction or registration formalities. See residency by property.
Inspection, snagging and condition
A finished home needs a different kind of diligence from an off-plan one. We inspect air-conditioning plant, water heaters and pumps, look for signs of water ingress around roofs and terraces, check windows and seals against the summer, and read the building’s service charge accounts for its reserve fund and any planned major works. On a developer completion we run a formal snagging list before handover. Our furnishing and handover service covers inspection, snagging and move-in.
Financing a ready purchase
Ready homes are the easiest to finance because the security exists. Omani banks lend to residents readily and to non-residents on a case-by-case basis, typically at lower loan-to-value and shorter terms; developer payment plans are generally not available on resale. Many overseas buyers pay cash or arrange finance in their home market. We introduce lenders and set out the options with each shortlist, and bank account support helps with the Omani account most buyers open at completion.
Letting a ready home
Because the home exists, it can be let from the day you complete. Al Mouj apartments let on short and annual terms; villas across the communities let on annual contracts to families and executives; resort homes in Jebel Sifah and Hawana Salalah go into managed holiday-let programmes. We provide current comparable rents with each shortlist and manage the letting for owners abroad. See rental and leasing and property management.
What to check before you reserve a ready home
- Title search clear; seller is the registered owner and free to sell
- Outstanding service charges, utilities and community fines settled before transfer
- Service charge accounts and reserve fund reviewed; major works planned or pending
- Condition inspection of plant, roofs, terraces and glazing
- Community approval for the sale obtained where the masterplan requires it
- Price checked against recent comparable transfers, not asking prices
