  • Built for clients purchasing and owning from abroad

How we work

Dune & Deed is a buy-side advisory. We are not tied to one developer or one community, so the shortlist you receive is drawn from everything open to a foreign buyer in Oman, and the advice includes the option not to buy. One adviser stays with you from the first conversation to handover, and the same team manages the home, lets it or sells it later if you want them to.

Most of our clients are abroad, in the Gulf, the United Kingdom, North America, Pakistan and India, so every service is designed to work remotely: video viewings, digital signing, a limited power of attorney for registration, and reporting you can read on a phone. The specialist work, law, banking, licensing and tax, is done by independent Omani professionals we have used ourselves and introduce by name.

A typical engagement

  1. BriefA conversation about purpose, budget band, timing and residency needs; we tell you plainly what is and is not possible.
  2. Shortlist and adviceTwo or three communities, current units, payment plans and our written view.
  3. Viewing and decisionOn site or by live video; a decision memo with the checks, costs and residency route for the unit you choose.
  4. TransactionReservation, legal due diligence, agreement, payment into escrow or on transfer, registration and title.
  5. OwnershipHandover, residency application, management, letting and, in time, resale, with the same team.

Fees, in plain terms

On most purchases from developers our fee is paid by the developer and costs you nothing; on resales and retained searches a buyer-side fee is agreed in writing before work starts. Management, letting and sales services carry their own published fee schedules. Legal, banking and government fees are paid directly to the professionals and authorities concerned, and we tell you what they will be before you commit. There are no hidden referral arrangements: where we introduce a partner, we say so.

Who we work with

Independent Omani law firms for conveyancing, powers of attorney and company formation; the main Omani banks for personal and corporate accounts; licensed public-relations officers for visa and residency filings; chartered surveyors and snagging inspectors; and the master developers and neighbourhood developers in every community we recommend. We hold registrations with the developers in Sultan Haitham City and on the coast, which is how our clients are placed ahead of public launches.

Frequently asked questions

Do you work for buyers or sellers?
Buyers, primarily. We also sell for existing clients, with that relationship disclosed to both sides.
Do you charge buyers a fee?
On most developer purchases, no; the developer pays. Buyer-side fees for resales or retained searches are agreed in writing before any work starts.
Can everything be done from abroad?
Yes. Video viewings, digital signing, payments into escrow and registration under a limited power of attorney are routine for our overseas clients.
Are you lawyers or tax advisers?
No. We coordinate independent Omani lawyers and introduce tax advisers; their advice is theirs and in writing.
Which communities do you cover?
Every community open to foreign buyers: Al Mouj, Muscat Hills, Muscat Bay, Barr Al Jissah, Yiti, Jebel Sifah, Hawana Salalah and Sultan Haitham City, plus approved projects.
Do you manage property after purchase?
Yes. Management, letting, furnishing and resale are handled by the same team, on published fee schedules.
Can you help with residency?
We explain which route applies and coordinate the application through licensed partners, with eligibility confirmed in writing before you buy.
How quickly do you respond?
Within one working day, by email or WhatsApp, in English, Urdu or Hindi as you prefer.
