Residency
Where this site describes residency routes, including the Owner Visa, the Sultan Haitham City rule and the Investor Residency Programme, it describes eligibility to apply under regulations in force at the date shown. The Royal Oman Police and Invest Oman decide applications. Permits are renewable, conditional and end on transfer of the qualifying property. Nothing here is a guarantee of residency, and regulations may change.
Prices, availability and dates
Entry prices, payment plans, availability and handover dates are set by developers and change by release. Figures on this site are as published at the date shown and are illustrative; the current position is confirmed in writing before you commit. Worked examples are arithmetic on illustrative prices, not quotes.
Project information
Descriptions of developments, neighbourhoods, amenities and developers are drawn from developer and public sources and may change as projects progress. Images may be stock photography of Oman rather than the project shown, until official renders are provided.
Not advice
We are property advisers, not lawyers, tax advisers or immigration consultants. We coordinate independent professionals; their advice is theirs and in writing. Home-country tax, exchange-control and reporting rules are outside our scope and should be confirmed with your own advisers.
Claims registry
Material factual claims on this site are logged with their source, the date checked and a review date, and are reviewed at least quarterly and immediately after any change in law or policy. Last updated 2 November 2026.
