Why handover deserves its own service
Handover is the moment an off-plan purchase becomes a home, and the moment an owner abroad is most exposed: the developer wants acceptance, the defects are easiest to fix before you move in or let, and the utilities, access cards and community registrations all need someone present. Our handover service puts an inspector and an adviser in the unit on your behalf, records what they find, gets it fixed, and delivers a home that is ready to live in or let.
The same team furnishes homes to a brief or a budget, from a family villa to a holiday-let apartment fitted to an operator’s standard, and manages the suppliers and installation so you do not have to be in Oman for it.
Snagging: what we inspect
- Finishes: floors, walls, joinery, paint, tiling, sealants and glazing
- Services: air-conditioning performance, hot water, water pressure, drainage, electrical sockets and lighting
- External: terraces, balconies, waterproofing, doors, gates and, on villas, pools, plant and irrigation
- Fittings: kitchen appliances, sanitaryware, wardrobes and ironmongery
- Documents: completion certificate, warranties, manuals and community handbook
- Measurement: built area against the agreement where relevant
The report goes to the developer with photographs and a rectification list; we re-inspect after works and advise you when to accept.
The handover sequence
- Completion noticeThe developer notifies completion and issues the final statement; your lawyer confirms the amounts.
- Pre-acceptance inspectionOur inspector snags the unit and issues the report; defects are rectified and re-inspected.
- Final payment and registrationBalance paid; title registered in your name by your lawyer or attorney; registration fee paid.
- Keys and accessKeys, access cards, parking and community registrations collected and lodged.
- Utilities and servicesElectricity, water, internet and, where applicable, gas connected in your name or under management mandate.
- Furnishing and readinessFurnishing installed to brief; final clean; inventory and photographs for letting or your arrival.
Defects after handover
Developer agreements in Oman provide a defects liability period after handover, commonly a year for general works with longer cover for structure and waterproofing, during which defects are rectified at the developer’s cost. We log issues as they arise, notify the developer within the contractual process and chase rectification, which is far easier with someone in Oman than from abroad. After the period ends, our property management service takes over routine maintenance.

Utilities, internet and registrations
Electricity and water accounts are opened in the owner’s name or under a management mandate with the distribution company serving the area; internet is arranged with one of the national providers and is usually live within days; community access, parking and amenity registrations are completed with the master developer. Deposits and connection fees are modest and itemised in your statement.
Handover for ready and resale homes
A resale home has no developer to chase, so the inspection happens before you commit rather than at the end: condition of plant, roofs and terraces, service charge accounts, and outstanding utilities and fees. At completion we take keys, transfer utilities and prepare the home for occupation or letting in the same way. See ready-to-move property.
Fees
Snagging and handover are charged as a fixed fee by home type; furnishing is quoted per package or brief with supplier costs passed through at cost and a project-management fee stated in advance. Utility deposits and community charges are itemised. See fees and ongoing costs.
