Jebel Sifah: the overview

Jebel Sifah sits on a sheltered stretch of coast south-east of Muscat where the Hajar mountains run straight down to the water. Developed by Muriya, an Orascom Development company, it is a complete resort town rather than a gated estate: a marina with a working harbour, a golf course, a beach and lagoons, boutique and resort hotels, restaurants and a small town centre, with villas on the slopes above and apartments around the marina. It is forty-five minutes from central Muscat on the coast road, which keeps it quiet without making it remote.

It is the community most second-home buyers choose, and increasingly a year-round address for retirees and remote workers. This guide covers the neighbourhoods, the homes, the rental programme, what it is like to live there, how residency attaches, and how it compares with the other resort options.

Living at Jebel Sifah

Day to day, Jebel Sifah runs on its hotels and its marina: restaurants, cafés, a supermarket, a dive centre, water sports and the golf club are open through the year, and the town centre has grown as permanent residents have arrived. The beach and the lagoons are the daily life; Muscat is the weekly trip for schools, hospitals and serious shopping. The climate on the water is a few degrees cooler than the city in summer and ideal from October to April. Boat transfers to the capital’s marinas run for residents and guests.

The rental programme and yields

Jebel Sifah has a managed holiday-let programme run with the resort’s hospitality operation: your villa or apartment is furnished to the resort standard, marketed with the hotels, cleaned and maintained, and you receive the net income and block out the weeks you use yourself. Private letting through an agent is also possible. Demand peaks from October to April and over Gulf holidays; summer occupancy is lower. We give you actual programme terms and recent occupancy figures rather than a headline yield. See rental and leasing and property management.

Residency through a Jebel Sifah home

Jebel Sifah is an integrated tourism complex, so a completed home registered in your name supports the sponsor-free Owner Visa under ROP Decision 87/2026, extending to spouse and first-degree relatives. Off-plan phases support a one-year multiple-entry visa during construction and the Owner Visa on completion. Many villas here clear OMR 250,000 and the larger mountain and golf villas clear OMR 500,000, reaching the five- and ten-year Investor Residency tiers. Retirees should also read retiring in Oman; details in residency by property.

Buying at Jebel Sifah: ready and off-plan

The resort offers both completed homes, from the developer and from resale, and new phases released off-plan with staged payments into escrow. Completed homes complete in four to eight weeks and can go straight into the rental programme; off-plan phases are priced lower and give first choice of plot. On villas we check orientation, plot levels and the view line across the bay; on apartments, the building’s position relative to the marina and the service charge schedule. See ready-to-move and off-plan property.

Costs of owning at Jebel Sifah

Beyond the price and the registration fee: the resort service charge, which funds security, landscaping, roads, the beach and the public realm; villa upkeep for pool and garden, usually through the resort’s or our management service; utilities; and programme fees if the home is let through the resort. No annual property tax applies. We provide the schedule for any home before you reserve. See fees and ongoing costs.

Jebel Sifah versus Muscat Bay and Hawana Salalah

Muscat Bay is closer to the city, smaller and more hotel-led, with branded residences and a quieter character; Jebel Sifah is larger, has the marina and golf, and feels like a town. Hawana Salalah offers a different climate and a summer season but is a flight away. Buyers who want weekends from Muscat choose between Jebel Sifah and Muscat Bay; buyers who want a true escape with a summer high season look at Salalah.

What to check before you reserve

  • Rental programme terms, owner-use weeks and recent occupancy
  • Service charge schedule and what the resort fee covers
  • Furnishing standard required for the programme
  • For off-plan: escrow, completion date and remedies
  • Which residency tier the price reaches, confirmed in writing
