Muscat Hills: the overview
Muscat Hills is the quiet alternative to Al Mouj: a completed golf community on rising ground between the airport and the city, built around an 18-hole championship course and a country club, with villas, townhouses and low-rise apartment blocks along the fairways. It was one of the first integrated tourism complexes in the capital and it has matured into a family neighbourhood rather than a resort, with residents who commute to the business districts and children at the international schools nearby.
For buyers it offers finished homes with golf frontage at prices below the Al Mouj waterfront, a short drive from the airport, in a community whose character is settled. This guide covers the homes, daily life, the rental market, residency and what to check on a resale in a community that is now more than a decade old.
Homes at Muscat Hills
| Type | Setting | Indicative size | Who buys |
|---|---|---|---|
| Apartments | Low-rise blocks with fairway or hill views | 80 to 200 m² | Professionals; investors letting to executives |
| Townhouses | Rows along the course | 180 to 280 m² | Families wanting space near schools |
| Villas | Golf-front plots with pools | 350 to 700 m² | Established families; long-term holders |
Stock is almost entirely resale; see ready-to-move property for how a resale purchase works and villas and townhouses for national comparison.
Daily life and location
The community sits off the expressway corridor on the western side of the city, about fifteen minutes from Muscat International Airport and twenty to thirty from the business belt in Al Khuwair and Madinat Al Sultan Qaboos. The international schools in the western half of Muscat are a short drive. Inside, the country club provides the golf, pool, gym and dining; supermarkets and malls are minutes away in the surrounding suburbs. It is a place people live full-time, and it is quieter in the evening than Al Mouj’s promenade.
Rental market
Muscat Hills lets on annual contracts to families and executives who want the airport, the schools and the course close by. Apartments let to professionals; villas and townhouses to families, often on corporate leases. Short letting is less established than at Al Mouj. We provide current comparable rents with every shortlist. See rental and leasing.
Residency through a Muscat Hills home
As an integrated tourism complex, Muscat Hills supports the sponsor-free Owner Visa under ROP Decision 87/2026 once a home is registered in your name, with spouse and first-degree relatives included. Golf-front villas above OMR 250,000 and OMR 500,000 reach the five- and ten-year Investor Residency tiers. See residency by property.
Buying a resale at Muscat Hills
Because the community is complete, every purchase is a resale with a known view and a four-to-eight-week completion. The checks that matter are age-related: air-conditioning plant, roofs and terraces, pool equipment on villas, the building’s service charge accounts and reserve fund on apartments, and outstanding charges or community approvals on the title. We run a condition inspection as standard. See the buying process and furnishing and handover.
Costs
Community service charges fund security, landscaping and the public realm, with building charges in apartment blocks; club membership is separate and optional. No annual property tax applies. We provide the schedule for any home before you reserve. See fees and ongoing costs.
Muscat Hills versus Al Mouj and Sultan Haitham City
Against Al Mouj, Muscat Hills is calmer, inland, golf-led and generally lower priced per square metre, with a thinner but steady resale market. Against Sultan Haitham City, it is finished, established and more expensive; the new city offers lower entry and the 30% residency rule but no homes until 2027. Families who want to move in now and want golf and schools choose Muscat Hills.
What to check before you reserve
- Condition of plant, roofs, terraces and pool equipment
- Service charge accounts and reserve fund in apartment blocks
- Outstanding charges and community approvals on title
- View protection across the fairway
- Club membership terms if golf is part of the plan
- Which residency tier the price reaches, confirmed in writing
