Selling in Oman: what to expect
Oman’s resale market is thinner and slower than Dubai’s, which rewards owners who price from evidence and market to the right buyers. Demand for freehold homes comes from four directions: Omani and GCC families, expatriates already in the country, overseas buyers from the Gulf, the United Kingdom and South Asia, and investors trading up or into a community. A sale that reaches all four closes faster and nearer the asking price than one left on a portal.
We sell for owners in every freehold community, with valuation from recent transfers, marketing through our buyer network and partner agents, offers managed to a decision, and transfer handled with your lawyer whether you are in Oman or abroad.
Valuation: pricing from evidence
We value from recent registered transfers in the same community and type, adjusted for position, floor, view, condition and the payment terms available to buyers, and we show you the comparables. Asking prices on portals are not evidence. Where a home is unique, as at Barr Al Jissah or on a golf front, we triangulate from the nearest comparables and the depth of the buyer pool. You receive a written valuation with a recommended asking price and a realistic range.

Who buys resale in Oman
Omani and GCC families
The deepest pool for villas and townhouses, often buying for use and paying with local finance.
Expatriates in Oman
Professionals converting rent to ownership, concentrated in Al Mouj and Muscat Hills apartments.
Overseas buyers
Our core network in the Gulf, the UK, Pakistan and India, many buying for residency and remote use.
Investors
Buyers of let apartments with tenants in place, valuing a running income.
Residency and tax when you sell
A residence permit granted on the basis of a property ends when that property is transferred, for the owner and for family members residing under it; if residency matters, plan the sale around a replacement purchase or another route before listing. On tax, Oman levies no capital gains tax on personal property under current law; from 2028 the personal income tax regime may touch disposals above its threshold, and your home-country rules may tax the gain. See residency by property and tax and compliance guidance.
Selling an off-plan contract before completion
An off-plan unit can usually be assigned to a new buyer once a set share of the price has been paid, subject to the developer’s approval and fee. The buyer takes over the remaining payment plan and the completion date. We market assignments to investors who want a shorter time to keys than a new launch offers. See off-plan property.
Selling from abroad
Owners abroad sell through a limited power of attorney to their lawyer for the transfer, with our team handling viewings, keys and the home’s preparation in Oman. Proceeds are paid to the account you nominate at completion. See buying from abroad for how attestation works in reverse.
Costs of selling
Our sales fee is a percentage of the achieved price, agreed in writing and payable on completion. Legal fees, any community transfer charges and settlement of outstanding service charges are itemised in your statement; the registration fee is customarily paid by the buyer. There is no capital gains tax on personal property under current law. See fees and ongoing costs.
